Terrazul

July 2024

Terrazul is a 931 Class A student development serving the FIU campus in Miami, FL. This community offers an impressive range of amenities, including three indoor fitness areas, an outdoor pool and sunset deck, a sky lounge, a conference room, ample study spaces, a club room, a game room, barbecue grills, and a running track pathway.

Launching a student‑housing community in a dense Miami submarket, Terrazul needed hundreds of units furnished, staged, and handed over on a compressed summer timeline. Shipping delays threatened the schedule, multiple vendors were moving simultaneously on site, and the on‑site team required clear daily visibility without disruptions to building operations.

The Solution

Our Strategy

The Turn Company deployed a phased, floor‑stack installation program designed to protect schedule, quality, and resident experience. Crews coordinated receiving, assembly per manufacturer specs, in‑unit placement, and rolling debris removal, sequencing upper floors first to keep the project moving while upstream deliveries caught up. Daily quality checks with on‑site management created rapid feedback loops, while clean‑site standards and defined paths‑of‑travel kept common areas open and safe. Commercially, the team maintained actuals‑based invoicing and documented any delivery‑driven scope extensions in writing to preserve transparency.
